1031 Investment Services is committed to providing investors with the highest quality 1031 exchange property at the lowest cost possible, so you can keep more of your hard earned equity working for you. That is why we offer select Delaware Statutory Trust and Tenant in Common Properties with no up front sales commission.
Traditionally, the sponsor company pays brokers a commission of 7.0% on equity invested in a TIC or DST property. Our firm has implemented an option whereby investors may opt to pay us an advisory fee of 0.75% on an annual basis in lieu of the up front commission. The advisory fee will be paid directly to us by the sponsor from cash flow generated by the property. If you don’t get paid, we don’t get paid.
While your net cash flow may not be all that different, the difference in your equity retained and overall return may be substantial. We believe this structure keeps more of your equity working for you, may make it easier to meet current exchange requirements, and better aligns our interests with yours over the long term.
