A note on Due Diligence: The level of due diligence provided throughout the TIC industry varies widely from broker to broker – relying solely on the due diligence provided by the TIC sponsor (seller of the property) may not be prudent.  As indicated in this section, additional due diligence may be provided by broker-dealers focused on the TIC marketplace, third party analysts, independent market reports, and consulting firms such as 1031 Investment Services.  A broker or consultant's understanding of what constitutes proper due diligence, as well as their ability to effectively convey this knowledge to you should be an important aspect of your decision making process.
